Keys to Successful Showings:
 
1. Make your house as available to buyers as possible. Many buyers/Realtors decide to view a home the day of their tour, and if your house is not available to see, then they can't choose your house to buy! It is important to keep your house in showing condition at all times to be ready for spur of the moment showings.
 
 
2. Cleanliness is key to a successful showing. Now is a good time to pack up unnecessary items to reduce clutter, and to be ready for the move to your new home! Cooperation from the whole family is important and will make everyone feel a part of the process.
 
 
3. Lighting should be bright and cheery. Turn on as many lights as possible and have blinds and curtains open, to sparkly clean windows.
 
 
4. Homeowners should plan on being out of the house for 1 to 1 1/2 hrs. When viewing multiple homes it can be difficult for the Realtor to  arrive at your house at a precise time. You should leave about 15 minutes before the appointed time. Sellers should not be present for showings, as it can make the prospective buyer uncomfortable and  in a hurry to escape.
 
 
5. Pets, if possible, should leave with you or go to the neighbors, if you are lucky enough to have understanding neighbors! Buyers who love animals will be distracted by your cuties, and buyers who don't will be uncomfortable.
 
 
6. You only have one chance to make a first impression, and most buyers will decide pretty quickly if your house is the one for them. The lawn should be mowed, landscaping spruced up, loose shutters or siding repaired, and the kids bikes parked appropriately. The front entry should be inviting.
